About Us:

Emerald Housing Management, LLC (EHM) was established in 2006 to manage multifamily projects owned by its affiliate, Emerald Housing Partners, LLC, and its various non-profit partners.  The EHM management portfolio currently incorporates over 1,700 units in Tennessee and Georgia and includes properties subsidized under the Low Income Housing Tax Credit program, the Rural Development 515 program and the HUD Section 8 program.  EHM is a member of the Southeastern Affordable Housing Management Association (SAHMA).  Members of the management team at EHM receive ongoing training in assisted housing compliance and fair housing practices and many have achieved professional management designations related to LIHTC, Rural Housing and HUD programs.

Leadership:

Andrea Langley – President

Andrea serves as the President of Emerald Housing Management, LLC. She is responsible for the day to day operations of the company and the oversight of the property, accounting and human resource management. Andrea has been with the company since its origination and has played a vital role in developing the infrastructure to support the company’s continued growth. Her first job was establishing and supervising the Accounting Department in 2007. In this position she directed all financial management functions including the development of property financial statements, financial forecasts, overseeing general accounting functions including human resources and cash management. In 2014, she was promoted to the Chief Operating Officer and Vice President where she established priorities, strategies and long-term goals for the organization and the over 1,500 units EHM manages. Andrea graduated from the University of Tennessee with a Bachelor’s Degree in Accounting and currently resides in Knoxville.

Samantha Grubb – Chief Operating Officer

Samantha Grubb is the Chief Operating Officer for Emerald Housing Management, LLC. After graduating Crown College with a dual degree in Business and Secondary Education, Grubb joined EHM in 2011 as a bookkeeper to launch her career in accountancy. Grubb has since fulfilled numerous roles for EHM, including and beyond business and accounting functions. She now oversees daily operations, property management, accounting, administration, human resources, and compliance as Chief Operating Officer for the company. With her continued growth at EHM, Grubb gained further accreditation by attaining the FHC, CPO, and SHCM management certifications and by serving as EHM's 504 Coordinator. Samantha has the following designations: FHC, CPO, SHCM, NAHP-e.

Marilyn Wooliver - Regional Manager

Marilyn has over 40+ years of experience in management and assisted housing communities under various HUD and Rural Development programs as well as the Low Income Housing Tax Credit program. She joined EHM in 2008 and is a regional manager for properties in Knoxville and Morristown, Tennessee.  In this position, she supervises management, maintenance, and compliance.  She specializes in management of EHM's supportive housing portfolio.  Marilyn has the following designations: AHM, FHC, COS, SHCM, STAR, C10P, NAHP.

Charity Singleton - Regional Manager

Charity has over 17 years of experience in the affordable housing property management industry including the following programs: Section 8, Low Housing Tax Credit, and Rural Development 515 & 538. She joined EHM in 2013 and is regional manager for properties located in Middle and West Tennessee along with a community in Dublin, Georgia. In this position, she supervises management, maintenance, and compliance. Charity has the following designations: CPM, FHC, SHCM, NAHP-e and CIT.  


Erin Wetherington - Regional Manager

Erin has over 17 years of experience in the affordable housing property management industry, including the following programs: Section 8/HUD, Low Housing Tax Credit, Rural Development 515 & 538 and Section 236. She joined EHM in 2020 and is regional manager for properties located in the greater Knoxville area.  In this position, she supervises management, maintenance, and compliance.  Erin has received her FHC, C3P, CPO, COS TCS, RHS and STAR certifications.
